The Methods

So, what ARE these 3 methods, and what can they do for you?


1) 'Subject to' - When you buy a house 'subject to' the seller's existing financing, you do so by taking over the seller's payments on the house.

You do not get a new loan or assume the seller's loan, you simply take over making the same payments the seller had been making. The loan stays in the seller's name!

Since you aren't applying for a loan, you do not have to qualify for ANYTHING!

(PLUS - 'Subject to' deals are great for getting sellers to PAY YOU to take their houses!)

2) Installments - When you buy a house on installments, you get your financing directly from the seller of the house.

You agree on the sales price, and maybe (or maybe NOT) make a small down payment to get things going. Then you move in and make your regular monthly payments directly to the seller.

And again, with no formal lender involved you can bypass all of the qualifying!

3) Lease/Options - In a lease/option you actually move into your new house just as you would when strictly leasing the house. However, you will now have the option to purchase the house anytime you'd like during the lease period.
